Real Estate mom


Soooo...

Today I had to get to work extra early just so my dog could be picked up by daycare. Pick up/drop off is a great thing, but I am just pointing out that being a proud dog momma is in fact more difficult than having human children. I mean at least real babies poop in their pants and you won't have to take them out in the rain early in the morning, only to have to pick up their poo...But I love him to death and wouldn't change it for the world. I just wanted to point out that just because I don't have real human babies doesn't mean I am not a hard working real estate mom!!!

Tip of the day in Real Estate:

There are 11 multi- family houses in Wakefield, Ma. If you are lucky enough to have a savings account, this is where you should make your purchase. Now this is not an ideal situation for someone who has no money and is looking for a short cut, but for some it could be quite profitable.

They are ranging in price from $229,000 (unheard of) to $799,000. They are very equally spread. Unit size ranging from 2-6. This could be the ideal situation for some. We all know a rental property is income. If this means you inhabiting one half, you can rent the other half out. And be warned the rental market is good these day. With all the foreclosures and people just not affording to buy right now, there are some really good tenents out there. I know because not only do I work for them, but I am also one of them!!! So you be the judge, buy and co-dwell or simply buy and profit!!!

Out with the OLD and in with the NEW...

As sad as it is to see the Montrose school going, it does leave a big beautiful space for new families to join the Wakefield community. After much specualtion and taking the time to meet with the development expert who is leading this construction, Jeff Rhuda of Symes Associates, I have learned what exactly is to come. Not only is he a developemental genious, but he has proved himself also to be a polished yet personable gentleman. Now through all the speculation I have the right answer.

The demolishion is scheduled to start in early September. Though this may be the most unpleasant time for neighbors, demo will be over in less than 3 weeks. Shortly after, piping for water and sewer will begin. If everything goes as planned sales will begin as early as November, with the homes going up early December and move-in ready May 2009.

The site will be divided into 10 adjacent properties aurrounding a cul-de-sac. Land area will vary from 12,000-20,000 square feet. Home styles will vary, but will all be a minimum of 4 bedrooms. Atleast 2 of the site will be dug for full walk-out, daylight basements. With an early purchase you will be able to customize all of you finishing touches and even choose your model.
